Resident Onboarding & Policy Guide
| Payment Methods | Primary: Online Resident Portal. ★ SNSHN Suggestion: Set up autopay through the portal to ensure your rent is always paid on time and avoid late fees. Secondary: Contactless rent drop slot- Located on the front of our office door Mail — PO Box 1136, Milwaukee 53201, or Office Appointment (Money Order / Cashier's Check only).PaySlip: A barcode payment slip emailed upon request. Present the barcode at any participating retailer (e.g., CVS, Walmart, 7-Eleven) to pay rent in cash at the register. Contact our office to request a PaySlip be sent to your email on file. |
| Late Fees | Rent is due on the 1st. A $50 Late Fee applies to all payments received after the 5th. |
| Promise to Pay | Available up to 2 consecutive months for unexpected hardships. Requests must be submitted by the 5th and cannot extend into the following month. |
| Advance Payments | Tenants are welcome to pay rent early or submit multiple months in advance at any time. Payments will be applied to the appropriate billing period automatically. |
| Flex Pay | An optional portal tool to split rent into installments. SNSHN has no administrative authority over Flex accounts. For Flex support, visit help.getflex.com directly. |
| Work Orders | All tenant requests — including emergencies and routine maintenance — must be submitted through the Resident Portal or by calling the Maintenance Line at (262) 735-5989 ext. 1. Requests submitted via text or email will not be accepted. |
| Utility Billing | SNSHN uses a Ratio Utility Billing System (RUBS). Master utility bills are paid by management and posted to your portal. Charges are split proportionally by bedroom count. Example: In a 5-bedroom property, a 2-bedroom unit pays 2/5 of the master bill. |
| Grounds Care | Single-family and duplex tenants are responsible for lawn and snow removal. Failure to maintain results in a $50 fee + actual costs. Equipment: SNSHN can provide a non-gas push reel mower upon request. Tenants are responsible for purchasing their own snow shovel. |
| Trash & Damage | Unauthorized trash disposal incurs a $50 fee + costs. Tenants are billed for all non-wear-and-tear damage (e.g., busted windows, foreign objects in drains). |
| Locks | Do not change or add locks. Management requires emergency access at all times. Unauthorized changes incur a $100 fee + costs. |
| Pets | Pets are permitted up to the limit allowed per city ordinance for the dwelling. All pets must be disclosed on the lease. A non-refundable pet deposit of $250 is required, plus monthly pet rent of $50 for dogs and $25 for cats. Unauthorized pets may result in lease violation notices and associated fees. Tenants are fully responsible for any damage, noise, or liability caused by their pet. Emotional Support Animals (ESA): Valid ESA documentation must be presented and approved prior to the lease being sent. ESA paperwork submitted after the lease is issued will be processed for future lease terms. |
| Smoking | Smoking of any kind is strictly prohibited inside all units, common areas, and within the immediate building premises. This includes cigarettes, cigars, e-cigarettes, and any other smoking devices. Violations may result in fees and lease action. |
| Quiet Hours | Quiet hours are observed daily from 9:00 PM – 7:00 AM. Residents are expected to keep noise at a level that does not disturb neighbors during these hours. Repeated violations may result in lease action. |
| Parking | Parking arrangements vary by property. Specific parking assignments, rules, and availability will be reviewed and outlined at the time your lease is created. |
| Notice Required | 60-day written notice is required prior to vacating. Notice must be submitted through the Resident Portal. |
| Winter Clause | Leases cannot terminate between November 1st and February 28th. |
| Lease Break Fee | A $500 reletting fee applies. Tenant remains financially responsible for rent until a qualified replacement resident is secured. Transfers: A new security deposit is required when transferring to a different unit. |
