Quick answers to common tenant questions

When is rent due?

Rent is due on the 1st of each month. A $50 late fee applies to all payments received after the 5th.

How do I submit a maintenance request?

All maintenance requests — including emergencies and routine work — must be submitted through the Resident Portal or by calling the Maintenance Line at (262) 735-5989 ext. 1. Requests submitted via text or email will not be accepted.

What utilities am I responsible for?

Utility responsibilities vary by property. Please refer to your lease agreement or the Nonstandard Rental Provisions addendum for specific details.

Do I need renter's insurance?

Yes, renter's insurance is required. You must provide proof of $100,000 liability coverage or we will automatically enroll you in our $15/month plan.

How much notice do I need to give before moving out?

A 60-day written notice is required prior to vacating, submitted through the Resident Portal. Note: leases cannot terminate between November 1st and February 28th, and early termination incurs a $500 reletting fee plus ongoing rent until a qualified replacement is secured.

Are pets allowed?

Pets are permitted up to the limit allowed per city ordinance and must be disclosed on the lease. A non-refundable $250 pet deposit is required, plus monthly pet rent of $50 for dogs and $25 for cats.
