(03)   Our terms

The terms are the pitch.

01

Aligned investment goals

The only management company in Milwaukee to tie its fee structure to investment outcomes. No eviction or re-leasing fees for tenants we place — we carry the cost of our own placement decisions.

02

Flexible partnership

Month-to-month contracts, zero onboarding, zero termination fee. Partnership, not prison. You stay because we deliver, not because you’re locked in.

03

End to end, hands off

Mostly out-of-state investors, but everyone is welcome. Buy, rehab, stabilize, refinance, sell, and exchange into larger portfolios — without micro-management from your side.

(04)   Our work

We take ugly units off the market.

(05)   Our model

We get paid when you do.

Our fee is a share of the income we actually collect. Raise the rent roll and both lines move together. Let it slip and ours moves first. That’s the whole structure.

$4,200

Rent collected, divided at 12%Max $12,000
Goes to us$504
Goes to you$3,696

We charge 8–12% of collected income · Vacancy earns us nothing · Your rate is set in your agreement

Aligned

/əˈlaɪnd/

adjective

1.

Of a working relationship: structured so neither side can win while the other loses.

2.

We charge nothing to evict and nothing to re-lease a tenant we placed. If they don’t last, that’s ours to fix and ours to absorb.

3.

Month to month, no onboarding fee, no termination fee. You stay because it’s working, not because you’re stuck.

(06)   Our maintenance

You’re paying for someone to stand in line.

Same hourly rate as everyone else. We just bill you fewer hours, because the part is already on the van.

Up to this much below retail. We order in bulk, and 80–90% of it online.

We built the inventory nobody wants to manage — 300+ SKUs, catalogued in AppFolio, tracked line-item on every work order. Boring. It’s why your bill is short.

(07)   The cost of an empty unit

An empty unit pays neither of us.

We charge nothing to file and nothing to re-lease afterwards. Two reasons why — one about your money, one about the city we work in.

21 days

One year at this rent$50,400
Lost to vacancy$2,940
You collect$47,460

Most vacancies are a turn. The long ones are an eviction.

Our turn is usually seven days: a paint-and-list. An eviction is the same chart with a court calendar in front of it — the case runs, then the turn runs, then the re-let runs. Same math, months instead of days, plus costs that aren’t rent at all.
